Recently the production crew from NBC’s The Today Show, featuring Hoda and Jenna visited Anna Maria Island, Florida. They featured a story about Ashley and Dino, a couple from California who visited the island for a family vacation back in 2020. They found a simpler way of life on Anna Maria Island, consisting of no high-rise hotels, chain resturants, and fell in love with the turquoise waters. So much so, that hey decided to relocate their family of 4 as full time residents just a year later!
Ashley and Dino have a background in interior design and home remodeling. To help fund their relocation, they purchased a 4 bedroom hotel which desperately needed some TLC. Over the next year, they put in hard word and sweat to bring out the charm of their little island paradise and celebrated their grand opening in October of 2021.
Dan’s Florida Condos (www.dansfloridacondos.com) owner Dan O’Connor (wow that was a lot of Dans in a short sentence) has a story that mirrors that of Ashley and Dino. After visiting the island over a decade ago, Dan knew there was something special about Anna Maria Island. “I find joy in sharing our slice of paradise on Anna Maria Island with others, and find a special satisfaction helping other family’s create lifelong vacation memories”.
You can find more information about Ashely and Dino at www.hodaandjenna.com. Feel free to reach out to Dan’s Florida Condos if you would like to more information or would like to experience Anna Maria Island for yourself.

Today we are celebrating the 5th annual #BookDirect day.
The #BookDirect initiative was first organized to educate guests about the advantages of bypassing third-party channels to book directly with management companies and homeowners. Today is the 5th anniversary of this movement, which falls on a quite unique date sequence of 2/2/22! How fun!
Not only are vacation rental owners facing the same issues regarding the often-high commissions set by listing sites, but also guests themselves frequently end up paying more for the same stay.
For the past ten years I have used VRBO/HomeAway as my advertising venue for the rental of Dans Florida Condos (www.dansfloridacondos.com). I have two lovely 2br and 1br units located on Anna Maria Island (Central Gulf Coast, in Bradenton Beach, FL). Both units are located in Runaway Bay Condominium community, which offers guests top notch amenities and a friendly environment. It’s such a treat having direct beach access right across the street from our home away from home! A few years ago, VRBO/Homeaway was purchased by Expedia and immediately began changing their business profile.
The first thing was to add a “Service Fee” of 7-13% to our rates all of which was passed on to you the renter. At the same time, we could see no benefit to you in return for paying that fee. We feel as that extra money could be used to purchase a margarita while resting your feet in one of the many beach side bars of Anna Maria Island, FL.
VRBO/Homeaway began acting like any other rental Property Management Company and has continually harassed us to accept their “BIN” (Book It Now) feature, whereby they control the entire transaction, communication, etc. removing the “personal touch” of booking directly through an owner.
Additionally, they removed the option to contact us directly (phone/personal email) in order to address any questions about the unit or the Island and accommodation. Thus VRBO/HomeAway is no longer an advertising or networking venue, rather a booking site which only priority is to drive the profits for shareholders.
I am excited to participate in the #BookDirect movement by continuing to offer a “booking fee free” website at www.dansfloridacondos.com. Check out Dans Florida Condos to take advantage of a Booking fee free experience. You’ll also find additional information on Anna Maria Island, FL, Runaway Bay Condominium community, along with pictures, guest testimonials, and an updated Blog of events happening on Anna Maria Island and Dans Florida Condos.
Did you know, that the average traveler spends $237 to big box booking sites like VRBO, HomeAway, and Airbnb!!! They could be using that on a golf cart rental, fishing trip, or several rounds of drinks!
Six ways to Save $ By #BookDirect:
Try and #BookDirect with the owner or property manager. If you want to book one of our properties, please visit our website, call/text 773-598-9717, or email me at dan@dansfloridacondos.com.
Search on Facebook for the name and location to see if some of your favorite properties have a website or a Facebook page. From there you can contact the owner/manager and #BookDirect. You can like my page by doing a quick Facebook Search “Dans Florida Condos” or visiting facebook.com/dansfloridacondos
Search for your perfect vacation rental on any of the big box listing sites. Identify your top choices, noting the property’s name and location. Use your search engine (i.e. Google) to search for the property name and city and possibly the owner’s name to find their #BookDirect website.
Check for traveler reviews on the major websites (google business page for example). If there are a decent number of good reviews for a listing (say 10+), and the listing has been posted for at least a few months and had confirmed bookings (this information is usually included on the site), chances are it’s a safe bet. If the owner were in the habit of doing things like unjustifiably canceling reservations or wrongfully withholding security deposits, the listing would have been pulled or you would see this mentioned in reviews. (It’s important to note that the big listing sites will not remove negative reviews at the request of the owner/manager unless they violate the company’s guidelines.
Consider purchasing trip insurance from a third-party; the coverage will likely be broader — and may cost considerably less — than that “covered” by a listing site fee.
Explore alternative payment methods. The owner may be able to provide adequate information so you can use checks, bank transfers, or other methods with confidence and save an additional 3%.
If you have any questions about the changing Rental By Owner market or #BookDirect, you are welcome to reach out at any time. Please also take the time to “Like” our facebook page at www.facebook.com/dansfloridacondos.
Here’s to starting a new #BookDirect adventure together, declaring independence from greedy profit hungry Big Box listing sites, and returning to a more personal Vacation Rental By Owner experience for us all. #BookDirect
Check out this interesting roundtable by #BookDirect enthusiasts!

A little more history about Pittsburgh Pirates Spring training and their winter home, LECOM PARK
Pirate City is a unique place because of the proximity between the work-out fields and the fans. It’s also a place in which you can “feel” baseball history while you watch the beginnings of another new year of baseball.
The Pittsburgh Pirates’ Spring Training ballpark and minor league complex in Bradenton, Fla., has been home to the Prates since 1969.
The two complexes underwent $20 million in renovations as part of the team’s new 30-year lease with the city before the start of the 2008 Spring Training season.
The upgrades included lights and a new visitor’s clubhouse at LECOM Park and new offices, dormitories, renovations to the minor league clubhouse and a fifth practice field at the Pirate City minor league complex.
LECOM Park has benefited from numerous renovations since the turn of the century. The historic ballpark maintains the classic charm of a venue with more than nine decades of baseball history. The Spanish Mission-style façade visible from several blocks away is an iconic architectural feature recognized throughout professional baseball.
LECOM Park, which is also home to the Bradenton Marauders of the Florida State League, received the top honor of the 2018 Best of the Ballparks fan vote for High-A facilities, conducted by Ballpark Digest. The same publication has previously recognized The Friendly City’s ballfield as “Best of the Ballparks” in the Grapefruit League. LECOM Park has held the top spot among Florida Spring Training destinations since 2016.The baseball facilities at LECOM Park include two full grass fields professionally maintained year-round. Four bullpen mounds, a standalone multi-tunnel batting cage structure, home and visiting locker rooms, and an umpires’ changing area provides ample space for a wide array of baseball activities. Fixed seating can accommodate more than 7,500 fans. Standing room brings the park’s capacity to 9,000 people.
So, what are you waiting for. Plan your trip down to Bradenton Florida to visit some up close Spring Training Baseball and cheer on the Pittsburgh Pirates. While you are down, make sure to get in some beach time by visiting Anna Maria Island. Dans Florida Condos (www.dansfloridacondos.com) offers you 1br and 2br units, right across the street from the Gulf of Mexico. Only 20 minutes away from LECOM park, you can spend the half the day at the beach and half the day at the ballpark. What a great combo!

Guests who visit Dan’s Florida Condos, which are located on Anna Maria Island, Florida are getting very excited about the return of the Anna Maria Island City Pier! The pier is not only one of islands most visited tourist attractions, but is often frequented by local fisherman due to its excellent access to the Gulf of Mexico and Tampa Bay waters.
The Anna Maria City Pier was originally built in 1911 but had to be closed in 2017 after enduring structural damage from Hurricane Irma. Anna Maria Island is buzzing with excitement, as the reconstruction of the 776-foot-long historic pier is showing amazing progress!
Anna Maria City Pier Progress
So far, all of the pilings have been driven into the bed of the Gulf of Mexico, forming the T-formation of the future pier walkway. In early May 2019, bolts were installed on top of the pilings which will later be filled with caps of concrete. Once the concrete is firmly in place, the caps will then support wood bents and beams which will ultimately support the walkway decking.
As far as the schedule of the project, the walkway should be completed by the end of August 2019. The city, in parallel is running a bidding process with various construction firms for the building of the restaurant and bait shop. The building configuration will be similar to the original design, which will be placed at the T-end of the pier.
One of the biggest concerns with not only local businesses but thousands of excited visitors, is ensuring the project is delivered on time. The current contractor had a few delays as there were some issues removing concrete from the old pilings that supported the original bridge.
Anna Maria City Pier Progress
This should not make a significant dent in the schedule. The city however is ensuring that any future contracts have strict language to motivate prompt delivery and, in some cases, pose up to a $495 daily fine for finishing past target dates. The overall timeline completing the building which will house the restaurant and bait shop is 200 days once work commences.
For those interested in staying updated on Anna Maria City Pier progress, Dans Florida Condos welcomes you to like their facebook site (www.facebook.com/dansfloridacondos) or our online blog (https://www.dansfloridacondos.com/blog/) where we will be posting updates along the way, leading up to the grand opening!

Returning and new guests of Dans Florida Condos will be interested in recent activities occurring on Anna Maria Island, FL. First off, AMI has been clear of all traces of Red Tide for months now. In addition, local restaurant owners, nonprofit organizations, and environmental agencies are putting preventative measures to action, to help ensure the Bradenton Beach coast is not affected as it was in the late summer/fall months of 2018 from red tide.
Florida
red tide, or Karenia brevis, is a type of microalgae that emits a neurotoxin
when it blooms. Deadly to marine life, red tide also can make shellfish unfit
to eat and can cause respiratory irritation in people.
The
agency who is leading the charge is the Bradenton Beach Community Redevelopment
Agency. In March 2019, they released the
first 30,000 clams into the Sarasota Bay, just off Bridge Street Pier on
Bradenton Beach, FL. This is the first segment
of the preventative clam project, which in total will be distributing over
200,000 live clams into the salt water shores of our little piece of paradise.
The clams release is being monitored closely by other state and government agencies and its hoped to serve as a model for other coastal communities throughout Florida. The clams which are composed of mostly carbon, not only clean the water but also promote seagrass growth. This growth creates a natural buffer to sea wildlife when powerful storms visit the beaches.
The
dozens of volunteers looked closely at the types of clams to purchase for the
project. They found that smaller clams,
while more desirable and marketable in the seafood businesses, came with
drawbacks. Smaller clams are very prone
to predators. They are small (and
delicious not only to humans) so everything within their surroundings wants to
eat them. Larger clams with thick carbon
shells proved to be almost immune to surrounding predators and can live up to
35 years within the warm waters off of Anna Maria Island.
The project will not only
drastically reduce chances of a return of the “once in a generation” red tide
event of 2018, but also promote awareness and momentum in supporting a clean
water environment throughout Anna Maria Island, FL.
Boat owners who are
interested in the clam project can volunteer by calling the Sand Bar Restaurant
941-778-0444.
Latest Red Tide Report on AMI
March 2019 kicked off the spring/summer booking season. Thousands of travelers typically start
planning their vacations now that school schedules for children and other
family plans are solidified. Coincidentally,
Florida Fish and Wildlife Conservation Commission (FWC) reported that no red
tide was predicted in Manatee County waters through mid-March.
With no fish kills or respiratory issues reported by the NOAA in
months and the addition to the Clam project to fight red tide, eager
vacationers can now start booking their spring/summer vacations with a better
sense of confidence that their vacations will not be impacted as many were last
year.

Travelers from around the world flock to the sugar sand beaches
of Anna Maria Island for sun, and fun. Guests
of Dans Florida Condos (www.dansfloridacondos.com)
situated right in the middle of the action on Anna Maria Island, benefit by not
only updated vacation rentals and the beautiful grounds of the Runaway Bay community,
but also exclusive access to private beach access of the Gulf of Mexico.
While a private beach is the envy of many, some families
enjoy the energy and activity of one of the many public beaches that Anna Maria
has to offer. Cortez Beach has been a main
attraction for not only travelers, but also local Floridians for what seems
forever. This lovely island attraction
will soon be getting Lifeguard Towers to aid in safety awareness and water accident
prevention of the beaches.
In total, there will be 3 new lifeguard, staffed by six new lifeguards. The towers will be positioned within proximity to three of the newly completed erosion control structures and will be operated 365 days a year. These structures and the water around them are popular among surfers, but also serve as a walkway extending about 75 yards into the water which provide great views of the beach and fishing enthusiasts.
The upgrades won’t stop at Cortez
Beach. The County of Manatee, where Anna
Maria Island and Dans Florida Condos are located will also be rebuilding the
rest of the public beach lifeguard stands throughout Anna Maria Island. Some of the stands are nearly 30 years old and
experienced termite issues which fueled the need to bring them up to date. In addition, the stands are “lifeguard-friendly”
meaning their design helps prevent glare and increased air-flow with
solar-powered exhaust fans.
Cortez Beach History:
The waterfront which is now known as Cortez beach, was originally named Hunters Point in the 1880s. It was utilized as one of the main fishing villages within the city of Bradenton Beach. Today much of the landscape remains as it was in these early years of habitation on Bradenton Beach. You will find a barrier of sand dunes with sea grass, palm trees and other local vegetation blocking the parking lot from the beach views.
Location:
Location: Cortez Beach is located just off Cortez
Road. This 2000 feet (over 6.5 football
fields long) stretch of waterfront boasts some of the purest sugar sand beaches
and crystal-clear waters in the world.
You won’t find any high-rise buildings here, and there is more than
ample parking for even the busiest of holiday beach traffic.
Eats:
There aren’t any restaurants or food stands on Cortez beach, however if you take a walk down the shore you will arrive at Coquina Beach. Here you will discover a beachside restaurant which offers brunch and lunch options. Showers, water fountains, changing stations, grills and picnic benches can also be utilized here before returning to Cortez Beach.
Parking:
Free, yes, I said free! Parking is free along Gulf Drive south anywhere between 5th Street to 13th street. You’ll find entrances to the parking on the west side of the street along the beach.
Hours of coverage:
Cortez Beach will adopt the same hours as Coquina Beach and Manatee Public Beach: 9 a.m.-5 p.m. Labor Day through Memorial Day and 9 a.m.-7 p.m. Memorial Day through Labor Day.
